2.1 Architectural Works

2.1.1 Paint Exterior Wall
2.1.1.1 Remove dirt, splinters, loose particles, grease, oil, disintegrated coatings, other foreign matter and substances deleterious to coating performance as surface preparation on whole exterior including balcony area.
2.1.1.2 Repair substrate damaged surface.
2.1.1.3 Clean and prime the substrate surface.
2.1.1.4 Repair all expansion joint, crack, spall and damaged spot on the whole area.
2.1.1.5 Apply one coat of primer (MPI-4, Latex, Block Filler) and two coats of latex (MPI-311, High Performance Architectural, Semi-Gloss) on the EIFS (Exterior Insulation Finish System), concrete wall, balcony wall and ceiling including building number.
2.1.1.6Apply one coat of primer (MPI-79) and two coats of alkyd (MPI-94) on metal door& frame, exterior wall, flashing, counter flashing, and railing on whole building.
2.1.1.7 Prior to surface preparation and coating applications, remove, mask or otherwise protect hardware, hardware accessories, lighting protection, machined surfaces, radiator covers, plates, lighting fixtures, public and private property, and other such items not to be coated that area in contact with surfaces to be coated.

2.1.2 Paint Exterior Retaining Wall, Barbeque Kiosk, Fuel Tank, Chain Barrier and Post
2.1.2.1 Remove dirt, splinters, loose particles, grease, oil, disintegrated coatings, other foreign matter and substances deleterious to coatingperformance as surface preparation on existing exterior retaining wall, barbeque kiosk, fuel tank, chain barrier and post.
2.1.2.2 Remove rust, loose coating, and other loose materials entirely with SSPC (Society for Protective Coating) - SP (Surface Preparation) 12 / NACE (National Association of Corrosion Engineering) No. 5 on the steel handrail and guide rail on the retaining wall and steel ornamentals, steel column, bracing, girder, beam, interior & exterior roof.
2.1.2.3 Repair substrate damaged surface.
2.1.2.4 Clean and prime the substrate surface
2.1.2.5 Apply one coat of primer (MPI-4) and two coats of latex (MPI-311) on the CMU (Concrete Masonry Unit) wall and concrete wall.
2.1.2.6 Apply one coat of primer (MPI-79) and two coats of alkyd (MPI-94) for steel handrail and guard rail on the retaining wall, steel column, bracing, girder, beam, interior & exterior roof.
2.1.2.7 Protect existing trees next the retaining wall.
2.1.2.8 Prior to surface preparation and coating applications, remove, mask or otherwise protect hardware, hardware accessories, machined surfaces, radiator covers, plates, lighting fixtures, public and privateproperty, and other such items not to be coated that area in contact with surfaces to be coated.

2.1.3 Replace Gutter and Downspout
2.1.3.1 Remove existing gutter and downspout including metal flashing and trim.
2.1.3.2 Install new metal gutter and downspout, metal flashing, and trim including joint sealing and caulking.

2.1.4 Replace Ceramic Floor Tile
2.1.4.1 Remove existing bollard (4ea)and ceramic floor tile.
2.1.4.2 Install new ceramic floor tile at main entrance.
